Initial Presentation of a of a proposed zoning map and text amendment requested by 7502 Property Inc. (“the Applicant”). The proposed zoning map amendment would rezone an area from R5/C2-2 to C4-4D. The Proposed Actions would affect the eastern portion of Block 6225, Lots 11, 12, 13, 14, 17, 21, 22, 23, 24, 25, 28 and a portion of Lot 8 (the “Project Area”).

The Proposed Actions would facilitate a new 11-story building at 7502 New Utrecht Avenue, Block 6225, Lot 17 (the “Development Site”) that would include 51 dwelling units and rise to a maximum height of 127 feet. The proposed 51 dwelling units would provide at least 13 affordable units under Option 1 of MIH (25% for incomes averaging 60% AMI) or 16 affordable units under Option 2 of the program (30% for incomes averaging 80% AMI). 15 voluntary off-street parking spaces are proposed.
